Welcome to Prebook Homes! These Terms and Conditions (“Terms”) govern your access to and use of the Prebook Homes website, mobile applications, and services (collectively, the “Platform”) as a tenant or prospective tenant.
By accessing or using our Platform, you agree to be bound by these Terms. If you do not agree to these Terms, you may not access or use the Platform.

- “Customer,” “Tenant,” “you,” or “your” refers to individuals seeking rental properties through our Platform.
- “Landlord” refers to property owners or agents who list properties on our Platform.
- “Property Listing” refers to rental properties advertised through our Platform on our website and partner marketplaces including Gumtree, Facebook Marketplace, Craigslist, and targeted billboards.
- “Multi-Channel Advertising” refers to our service distributing landlord property listings across our website, Gumtree, Facebook Marketplace, Craigslist, and billboard advertising.
2. OUR SERVICES
2.1 Property Connection Platform
We operate a property connection platform where:
- Landlords subscribe to advertise their properties across multiple channels including our website, Gumtree, Facebook Marketplace, Craigslist, and targeted billboards
- We facilitate tenant discovery of properties through our centralized search at prebookhomes.com/explore/?type=rent
- Tenants can view property galleries, connect with landlords via built-in chat, and manage inquiries directly on our Platform
- We provide landlords with subscription-based access to our listing and tenant connection services
- All rental transactions, agreements, and payments remain directly between landlords and tenants
Important: We are a connection platform only. We do not offer credit-building services, handle rental payments, or act as letting agents. All rental agreements are directly between you and the landlord.
2.2 Multi-Channel Property Advertising
Our platform enables landlords to:
- List properties on our dedicated rental website
- Distribute listings to partner marketplaces (Gumtree, Facebook Marketplace, Craigslist)
- Leverage targeted billboard advertising for maximum visibility
- Receive tenant inquiries through our centralized Platform
- Manage communications via our built-in messaging system
Note: We do not advertise on Billboards, Billboards, or similar traditional property portals.
3. PROPERTY SEARCH AND CONNECTION
3.1 Property Information
- Property listings are created and maintained by subscribing landlords
- Listings appear across our website and partner channels (Gumtree, Facebook Marketplace, Craigslist, billboards)
- We aim to ensure accuracy but cannot guarantee all information is current, complete, or available
- Property availability, pricing, and terms require direct landlord confirmation
- Property galleries and virtual tours are provided for information purposes only
- Landlords pay monthly subscription fees for multi-channel advertising and tenant connection services
3.2 Tenant-Landlord Connections
- We facilitate initial connections between tenants and landlords through our Platform
- Tenants can browse properties at prebookhomes.com/explore/?type=rent
- Built-in chat enables direct communication between parties
- All viewing arrangements, negotiations, and agreements are made directly with landlords
- We do not conduct property viewings or verify property conditions
- Response times depend on individual landlord availability and subscription level
3.3 No Financial Transactions
Important: We do not:
- Handle any customer money, rent payments, or security deposits
- Collect or process financial transactions between parties
- Hold money on behalf of landlords or tenants
- Act as estate agents, letting agents, or financial intermediaries
- Provide tenancy deposit protection or rent guarantee services
We are strictly a property connection and advertising platform. All financial aspects of rentals are conducted directly between you and the landlord.
4. LANDLORD SUBSCRIPTION SERVICES
4.1 Subscription Access
Landlords access our multi-channel advertising through subscription plans available at prebookhomes.com/pricing/, which include:
- Property listing creation and management
- Distribution across our website and partner marketplaces
- Billboard advertising exposure
- Tenant inquiry management and chat functionality
- Analytics and listing performance tracking

As a tenant, you benefit from:

- Direct landlord connections without intermediary fees

5. USER OBLIGATIONS

You agree to:

- Not interfere with Platform operations or other users

- Comply with all applicable UK housing and consumer protection laws
5.3 Communication Guidelines
- Use our built-in chat system for all landlord communications
- Do not share personal contact details unless arranged with the landlord
- Report inappropriate landlord behavior through our support channels
- Respect landlord response times and availability
6. LANDLORD RELATIONSHIPS
6.1 Direct Relationships
- All tenancy relationships are directly between you and landlords
- We are not party to any tenancy agreements or rental contracts
- We do not guarantee landlord responsiveness, property quality, or rental success
- Rental disputes should be resolved directly with landlords
- Landlords are responsible for property compliance with UK housing standards
6.2 Platform Role
- We provide connection and advertising services only
- No endorsement of specific landlords, properties, or listing accuracy
- Landlord verification and due diligence is your responsibility
- We may remove listings or suspend accounts for policy violations
7. DATA PROTECTION AND PRIVACY

- Continuous Platform availability or performance
- Compatibility of listings with your specific requirements
9.2 Liability Exclusions
To the maximum extent permitted by law:
- We exclude liability for indirect, consequential, or punitive damages
- Our total liability is limited to any fees you have paid us (if applicable)
- We are not liable for landlord actions, omissions, or property conditions
- Rental transactions and viewings are entirely at your own risk
- We are not responsible for third-party marketplace content or performance
10. COMPLAINTS AND DISPUTE RESOLUTION
10.1 Internal Complaints

- We aim to acknowledge complaints within 3 working days
- Full responses provided within 8 weeks
- Platform issues distinguished from landlord-tenant disputes
10.2 Landlord Disputes

- Landlord-tenant disputes fall under tenancy law and housing regulations
- We cannot mediate rental agreement disputes
- Consider The Property Ombudsman for unresolved landlord complaints
11. TERMINATION
11.1 Account Termination
You may close your account at any time by:
- Contacting customer support through our contact page
- Following any available self-service account closure options
- Removing stored personal information where possible
11.2 Service Termination by Us
We may terminate or suspend access if:
- You breach these Terms
- Fraudulent or illegal activity is suspected
- Legal compliance requires suspension
- Your account shows prolonged inactivity
12. CHANGES TO TERMS
